Terms of use and booking

What this site is

This site is a free informative service. It is here to help you get to know the homes, the area and the terms of the stay.

The site does not take orders, does not enter into hospitality agreements, does not handle payments and does not issue receipts.

You conclude the hospitality agreement with Airbnb Ireland UC, which runs the platform: it comes into being when you confirm and pay for the listing. This site is a showcase, not an intermediary.

The terms that apply to your stay are the ones published on the listing at the time of booking, together with the rules of the platform.

How the booking works

The booking is closed on Airbnb only. It takes four steps:

The dates you pick with the date selector on this site are a help for browsing: availability and price are checked and confirmed on Airbnb, at the moment of payment.

• Choose your home. Two independent options: the House, an entire home on the ground floor with a private courtyard, and the Room, a private room with its own bathroom and an independent entrance.
• Choose your dates. The date selector opens Airbnb with the dates already filled in: it is a help, not a booking.
• Confirm and pay on Airbnb. Only there do you find the price, the availability and the payment methods. No payment data passes through this site.
• Receive the confirmation. Airbnb sends the confirmation by email, with the instructions for access and for the self check-in.

Prices and availability

Prices and availability are visible only on Airbnb, where they are updated in real time. This site shows no prices, does not copy them and does not stand between you and the platform.

If you find a price or an availability on another channel, go by what the Airbnb listing shows at the time of booking.

Cancellation and changes

Cancellation conditions and changes are the ones applied to the listing of the single home. You find them on the listing page on Airbnb, before the payment, where they appear for the dates you picked.

There is no rule other than the Airbnb one: requests to cancel or change go through the platform.

Check-in and check-out

Check-in is self check-in: you do it with the staff of the building, who opens the door and shows you the home.

Check-out is by 11:00.

If you arrive later than expected or cannot get in, tell us right away: the access instructions arrive with the Airbnb confirmation.

What the stay includes

• The House: an entire home on the ground floor, with private courtyard, full kitchen, air conditioning, Wi-Fi, TV, washing machine and free street parking.
• The Room: a private room with its own bathroom, an independent entrance and no shared area, with air conditioning, smart TV, mini fridge, coffee and kettle.
• Free street parking in front of the door and in the surrounding streets.
• Cleaning of the home before every arrival.
• The sea is about 570 metres away, seven minutes on foot: Sbarcadero is the nearest beach.
• The Sanctuary of Santa Lucia al Rosario is about 560 metres away, seven minutes on foot.

What the stay does not include

• A breakfast service: it is not included. In the House you have the kitchen, in the Room the coffee machine.
• A cleaning service during the stay: cleaning is provided before every arrival.
• Transfers and taxis: they are not included. The station and the bus terminal are about ten minutes on foot.
• Consumption and expenses not foreseen: only the facilities and services listed on the home page apply.

House rules

• Respect your neighbours. The Borgata and Ortigia are residential areas: turn the volume down, avoid parties and move conversations indoors.
• Respect the quiet hours. At night and during the rest hours the flat remains a home, not a public venue.
• Respect the maximum number of guests shown in the listing: both homes are sized for two people.
• No smoking: smoking is not allowed in the homes.
• Pets: they are welcome in the House, as listed among the facilities of the listing. For the Room, the rules of the listing apply.
• Leave the home as you found it and lock the door when you go out.

Liability of the guest

You are responsible for the damage you cause to the property, to its fittings and to the shared parts. If you damage something, you pay for it as soon as it is reported, according to the cost of the damage.

You are responsible for the respect of the house rules by all the guests you bring with you.

Report a breakdown or a problem right away: fixing it fast hurts you and the guests who come after you less.

Acceptable use of the site

• Use the site for what it is for: finding out about the homes, the area and the terms of the stay.
• You may not download the site in bulk, run mass scraping or disturb the service with automatic requests.
• You may not try to alter the site, to get round its protections or to use its content for unlawful purposes.
• You may quote the information on this site with a link: the texts and the photographs remain the property of the operator.

Limitation of liability

Within the limits allowed by law, A&G Home is not liable for the damage arising from the use of this site, except for unjust enrichment, harm to a person and damage to property.

The limitation does not apply to damage arising from wilful misconduct or gross negligence, and it does not prejudice the rights of consumers.

Right of withdrawal

This site enters into no contracts: the hospitality agreement is closed on Airbnb, with Airbnb Ireland UC, and the right of withdrawal concerns that relationship, according to the Consumer Code (Legislative Decree no. 206/2005) and the terms of the listing.

Within the limits allowed by applicable law, the right of withdrawal cannot be exercised once the service has already been provided, even in part, with your consent: for example when the stay has already begun.

Disputes

This site is not an out-of-court dispute settlement service and does not stand between you and Airbnb.

The European platform for out-of-court dispute resolution no longer exists: it was closed on 20 July 2025, the regulation that governed it has been repealed and the obligation to host the related link has fallen away.

Out-of-court dispute resolution is now handled by national ADR bodies, which work on behalf of the State. Before going to court you can turn to the ADR body responsible for your area, describing the dispute.

For consumers, the court of the place of residence or of the elected domicile remains competent. In all other cases, the court of Syracuse is competent.

Changes to these terms

These terms are updated when the site, the services offered or the applicable legal obligations change. The date of the latest update is shown at the top of the page.

The terms that apply to your stay remain those published on the listing at the time of booking, even if the site changes later.

Governing law and competent court

Italian law applies.

For relations with consumers, the court of the place of residence or of the elected domicile of the consumer remains competent. In all other cases, the court of Syracuse is competent.
